- The total area of street retail located in the central retail route is 410,000 sq m.Vakancy rates in this segment range from 1,8% to 7%. The aggregate street retail space along the main retail routes amounts to 150,000 sqm. Vacancy rates vary from 1% to 7,8% (Knight Frank Research). - Restaurants, cafes, and food courts are key generators of demand in the street retail segment. These premises operate in lower and middle price segments. Public catering accounts for 40% of total demand in the street retail space. Banks generate 23%, cosmetics and perfume shops-13%, footwear stores-11%, and clothing stores-7% (Praedium Oncor International). - The total number of street retail premises sold in Q3 2010 increased by 12% compared to Q1 and Q2 of this year. Currently, the total amount of buying requests exceeds the number of available properties (Penny Lane). - New street retail areas usually emerge as a result of transferring group floor apartments into retail premises. These are apartments located close to metro stations or at major trade corridors. The second group of street of street retail premises comes to the market as a result of the Walking Distance Program (construction of retail premises of under 5,000 sqm in major residential areas). Only 20% of the total available street retail areas are actively used. Of them, no more than 5% are liquid (Astera Moscow in alliance with BNP Paribas Real Estate). - The average vacancy rate in major retail routes (street retail premises of under 300 sqm) does not exceed 3-5% (Core Group). - As of Q3 2010, rental rates in Moscow’s main trade corridors range from $850 to $4,500/sqm/year, depending on location. For example, rents for premises on Tverskaya Street vary from $1,900 to $4,500/sqm/year, while the rates on New Arbat Street range from $1,070 to $3,300/sqm/year. Rental rates on Kutuzovsky Prospect range from $930 to $3000/sqm/year (Blackwood). - Before the crisis, the highest rental rates in Moscow were in the major trade corridors. Therefore, the sharpest drop in the rates happened exactly in these areas when the crisis hit. For instance, the rental rates on Tverskaya Street were down from $9,000/sqm/year in Q2 2008 to $3,500/sqm/year in Q1 2009. Because of the high rates, many stores operated at a loss and increased their advertising activities in order to maintain the brand (Jones Land LaSalle).

Street RetailStreet Retail это достаточно разносторонее понятие. Как правило, под Street Retail понимают "уличную торговлю", к которой можно отнести и спонтанные сборы вдоль городских улиц и линию элитных бутиков, расположенных в центре Москвы. Но чаше всего данное упоминание можно встретить на рынке арендного бизнеса, располагающегося в первой линии домов. Это и "витрины для бизнеса" и всевозможные мелкие магазины, аптеки, салоны красоты и офисные помещения для узкого направления...
